These days, most people who buy a house prefer to register with an estate agent, who can help them find a suitable property within their price range.
To do this an estate agent provides a written description of every property it has for sale, which give buyers an idea of what the house or apartment is like, its location, size and any extras, such as land, special feautres or additional buildings.
An estate agent should treat all buyers and all properties equally, however, it is worth noting here that in some cases an estate agent may benefit personally from the sale of a property. Buyers must be told immediately, and in writing, if their estate agent, or a relative or business partner, owns the house you want to buy.
You should also remember that estate agents work for the seller and their main concern is to get the best deal for the person selling the house as they pay a fee to the estate agent. But it is against the law for an estate agent to make false or misleading statements about a property, so you should always get accurate information from the property particulars.
Once you have found a house you are interested in buying, you must ask the estate agent to arrange a viewing. If the house is unoccupied then a member of staff will probably show you round, otherwise the homeowner usually does it. An estate agent cannot charge a buyer for aranging a viewing or showing them round.
If you decide you want to buy a house then the estate agent will liaise with the vendor (seller) on your behalf to make the purchase of your new home as easy and stress-free as possible.
